What is an EICR?

An Electrical Installation Condition Report (EICR) is a formal inspection and test of an electrical installation carried out by a qualified electrician. It identifies any damage, deterioration, or danger in the wiring and gives the installation an overall grade: Satisfactory or Unsatisfactory.

How often is an EICR needed?

For rental properties in England, landlords are legally required to have an EICR every five years (or at the start of a new tenancy if the existing report is older than five years). For owner-occupied homes, it's recommended every 10 years or when you buy a property. Older properties and those with outdated wiring may need more frequent checks.

How long does an EICR take?

The time depends on the size of the property and number of circuits. A standard 2–3 bedroom house typically takes 3–4 hours. Larger properties or those with older wiring may take longer. We'll give you an estimated duration based on the number of circuits when you enquire.

What happens if the EICR fails?

If the inspection finds issues, we'll produce a report clearly detailing each observation and its classification (C1 = immediate danger, C2 = potentially dangerous, C3 = improvement recommended). For rental properties, C1 and C2 items must be remedied. As the inspecting electrician, we can also quote for any remedial works.

Can you carry out remedial works after the inspection?

Yes. If the EICR identifies remedial works, we can quote and carry those out separately. A follow-up certificate confirming the remediation can then be issued.
