Homeowner Peace of Mind

Domestic EICR
in Lincoln

An EICR (Electrical Installation Condition Report) is a thorough safety check of the wiring, sockets, consumer unit and circuits in your home. ABK Electrical carries out clear, honest domestic EICRs across Lincoln — ideal before buying, selling, or simply for peace of mind.

Unlike rented homes, owner-occupied properties aren't legally required to have an EICR — but it's the only reliable way to know your electrics are safe. We recommend one every 10 years, when buying a property, or sooner if your home has older wiring or you've noticed problems. You'll get a plain-English report with no scare tactics.

Frequently Asked Questions

Do homeowners legally need an EICR?

No. The five-yearly legal requirement applies to rented properties. For owner-occupied homes an EICR is strongly recommended — every 10 years, when you buy a property, or sooner for older installations — but it is not a legal obligation.

How much does a domestic EICR cost?

Pricing is £80 per consumer unit plus £25 per circuit tested, with no VAT. A typical 2–3 bedroom house has around 6–10 circuits. We give you an estimated total based on your property when you enquire.

How long does it take?

A standard 2–3 bedroom home usually takes 3–4 hours. Larger properties or those with older wiring can take longer. We will give you an estimated duration before we start.

What happens if my EICR is unsatisfactory?

The report lists each issue with a code: C1 (danger present), C2 (potentially dangerous) or C3 (improvement recommended). C1 and C2 items mean an "Unsatisfactory" result. We explain everything clearly and can quote separately to put things right, then issue a confirmation once done.

Will you try to upsell me unnecessary work?

No. We report exactly what we find and only recommend work that genuinely affects safety or compliance. C3 items are improvements, not failures, and you are never under any pressure.
